R2A and R2B zoning

Currently zoned SF2 (single family) and SF3 (duplex) lots zoned to R2A or R2B would allow a 3-story duplex. With a “preservation incentive” they could keep the original structure and even add two floors and expand the footprint of it. Nearly all residential lots currently zoned for single family or simple duplex will be upzoned to R2A or R2B or even more dense. (Drawing courtesy Chris Allen, architect)
